Nine of 11 West Newbury Deeds Filed Last Month Were Family Trust Transfers
West Newbury recorded 11 property transfers between Aug. 14 and Sept. 12, but only two disclosed a sale price: $975,000 for 555 Main St Lot 1 and $1,025,000 for 13 Meetinghouse Hill Rd Lot 1B, the period's top recorded sale. The median of the two disclosed prices was $1,000,000. Nine of the 11 deeds show a grantor and grantee sharing a surname or a transfer into a same-named trust, a pattern consistent with estate planning rather than open-market sales. Main Street had three recorded transfers, more than any other street. With price data available for only two of 11 transactions, the deed record does not support a broader read on market tone this period.
