West Newbury sees $1.8 million top sale amid wave of family trust transfers
West Newbury recorded 13 property transfers between July 31 and Aug. 29, but only six disclosed a sale price, ranging from $800,000 to $1.8 million with a median of $1 million. The period's top sale was 15 River Meadow Dr Lot 60D, which sold for $1.8 million on July 31 from Joseph F. Wojdak to Caitlin D. Van Berkel. More than half of the recorded deeds, seven of 13, moved property from an individual owner into a trust or entity bearing that same person's name, none disclosing a price, a pattern that limits how much the raw sales count reveals about the open market.
