West Newbury sale prices span $1.675 million range in latest deed filings

WEST NEWBURY -- Fifteen properties changed hands in West Newbury between June 19 and July 18, with recorded prices ranging from $425,000 to $2.1 million and a median sale price of $975,000, according to deeds filed with the Essex County (Southern District) Registry of Deeds.

MARKET OVERVIEW The registry recorded 15 transfers during the period, 11 of which listed a sale price; the remaining four were transfers where no consideration amount was disclosed. Prices among the disclosed sales ranged from $425,000 to $2,100,000, a spread of $1.675 million, with a median of $975,000. Fifteen recorded transfers in a one-month span is a notable volume for a town the size of West Newbury, though the deed data alone does not indicate whether this represents an active or quiet period relative to other months, since no comparison data was provided.

TOP SALES The period's highest-priced transaction was 27 Rivercrest Dr. Lot 23, which sold for $2,100,000 on June 30. Bruce S. Munick sold the property to Salvatore J. Ternullo.

The second-highest sale was 24 Parsons Rd. Lot 13A, which sold for $1,365,000 on July 10. The 24 Parsons Road Realty Trust sold the property to Brayden Lee Sheive.

15 Parsons Rd. Lot 16B sold for $1,305,000 on July 14. Cathy J. Swanson, trustee, sold the property to Peter Perez.

19 Crane Neck Dr. Lot 2 sold for $1,300,000 on July 13. The Asim Zaheer Revocable Trust sold the property to Joseph Frew.

Rounding out the top five, 4 Barberry Ln. Lot 2 sold for $995,000 on July 6. Michael Fortin sold the property to Aidan Gill Larson.

NEIGHBORHOOD BREAKDOWN Parsons Road saw two sales in the period, at $1,365,000 and $1,305,000, both the second- and third-highest prices recorded. Middle Street also saw three transfers -- 213 Middle St. Lot 3 ($500,000), 211 Middle St. Lot 2 ($425,000) and 209 Middle St. Lot 1 ($425,000) -- all recorded July 15-16 and all priced at or below $500,000, suggesting a cluster of lower-priced unit sales within the same development.

By price tier, five of the 11 disclosed sales fell under $1 million ($425,000 to $995,000), while six were priced above $1 million, including four transactions above $1.3 million.
